Frequently asked questions
The questions we hear most, answered plainly. Can't find what you're after? Just ask.
What does a mortgage broker do?
A mortgage broker helps you compare and arrange a home loan or other finance. We assess your situation, compare loans across our panel of lenders, and manage the application through to settlement. We provide credit assistance as a broker — we are not financial advisers.
How does Rejoice Mortgage get paid?
Brokers are typically paid a commission by the lender when a loan settles, rather than charging you a fee — though this can vary. We'll always explain how we're paid before you proceed, and the details are set out in our Credit Guide.
Does using a broker cost me anything?
In most cases our service is at no direct cost to you, as we're generally paid by the lender on settlement. If any fee were ever to apply to your situation, we would tell you upfront before you commit to anything.
Which lenders do you work with?
We work with a panel of lenders accessed through our licensee/aggregator. We don't have access to every lender or product in the market, and the options available to you may be limited. See our footer and Credit Guide for details of the panel.
How much can I borrow?
It depends on your income, expenses, existing debts, deposit and the lender's policies. Our borrowing-power calculator gives a rough guide, but the only way to know for sure is a proper assessment — which we're happy to help with.
What's the difference between pre-approval and conditional approval?
They generally mean the same thing — a lender's indication of how much they may lend you, subject to conditions and a satisfactory property. It's not a guarantee. Formal (unconditional) approval comes once the lender assesses your full application and the specific property. We avoid the US term "pre-qualification".
Do you only help people in Adelaide?
We're based in Newton and focus on Adelaide and South Australia, where we know the local market and the grants and schemes that may apply. Get in touch and we'll let you know how we can help.
Is my information kept private?
Yes. We handle your personal and credit information in line with our Privacy Policy and Australian privacy and credit reporting laws. We never store sensitive financial details in your browser.
